Some highlights from Today's real estate radio show and YouTube episode:Santa Clarita real estate homes and radio show (04:28):The agents have 21 days. I actually have one coming soon listing in that category. I'll have another onetomorrow on a street called Belmonte out here in the Santa Clarita Valley. Uh, the one that we put upyes the day before yesterday was on Wheeler. Today's Monday was yesterday coming soon listing onWheeler. So you can check all of that out. Of course, if you go to Santa Creta home experts.com and oneof the clients that I talked to yesterday, he's not my client, somebody else's client, but one of the things Iwant to clear the air before I get into the rest of the numbers has to do with, he was frustrated that hisagent was sending him on automated, automated, real estate listings from the MLS. And I told him, don't be frustrated. He's going to be just as fast. , this gentleman, the client, he's going to be just asfast as seeing these listings as the real estate agents, he's going to get

Enjoy and I'll keep it updated.Santa Clarita real estate this week is a bit worse off than the week before when it comes to the current housing and real estate inventory. The numbers of homes that are for sale are dwindling that that means that the home sellers are able to take even further advantage of the current low inventory. However, I have noticed that the home appraisers that are working for the big banks are not being too liberal with their appraisals and the amounts.I have seen several homes t

Connor MACIVOR Santa Clarita home experts radio (02:30): As far as the market goes, 19 of those are currently slotted for coming onto the market here in the next 21 days. That's the maximum amount of time they have. I will tell you that this category is being used more and more. The only way you can access it currently is through having a relationship with a real estate agent and them actually sending you those coming soon listings. So with our clients, whenever they have a set, a search set with me, try that to say that three times fast, whenever they have a search set with me that I'm including those coming soon listings because those listings are important for them and could be the one. So what I'll do is once they see it and they say, Connor, I like this one. Then I'll do further recon and find out exactly when it's going to be released on the Mar released on the market.

In the Santa Clarita Valley, we have new home construction sites that are currently active, which is indicating a healthy market where buyers are buying homes. We have limited re-sale inventory, and most of those who are buying new homes are doing so because they are not finding a home within the "re-sale" category that is to their liking. That is due to the low real estate inventory in the Santa Clarita Valley.View the accompanying Santa Clarita real estate blog postOne of the things that I explain to our home buyers is that there is a big difference between what they qualify for and what they can afford.A home buyer is often approved for a much higher amount than they feel comfortable paying. However, they don't know what the payment is at their approval for the amount. That is why that question is so very important to ask their lender."How much is my total payment per month at a home purchase price of $500,000.00" is what you'd ask for an example. You want to make sure you have included in that amount your mo

I monitor the real estate numbers and data in the Santa Clarita Valley daily. During the week - the change has been 60 units for sale down from where we had been. That is a big drop in available homes for sale and is pushing people that fit in the price range to the new home centers in Santa Clarita Valley. If that sounds like you, DON'T SIGN ANYTHING WHEN YOU ENTER.This means leaving your name on an iPad or identifying yourself in any way. You see, in order to have your own real estate new home representative by your side and throughout the process, in the negotiation, in the discounts phase, with their rebate, you need to have them with you when you register.Registration at a new Santa Clarita home builder is as easy as giving up your name to the builder's agent who is running interference for them and screening those who are wanting to view the model homes.Respectfully decline and continue through to view the model homes. That works and personally I would not want to see the negative ramifications if someone

The housing market has not shut down.We are not entering a foreclosure market. This is not even close to the time to panic. The Santa Clarita Valley is being restricted as far as housing inventory goes. There are plenty of home buyers that are taking advantage of our home buyer program, the same goes for Santa Clarita home sellers. The restriction pertains to housing inventory, as stated, and is the reason why the market is not moving at a faster clip. The hold back on inventory is coming from the home sellers. Most are waiting out the quarantine and have recently refinanced their homes to the ultra-low 3's as far as their interest rate. If you are a homeowner and have your interest rate on your mortgage in the 2's - good for you, congratulations. The homes that hit the market are in the sweet spot as it pertains to Santa Clarita real estate are selling quickly and with multiple offers. The Santa Clarita "Sweet spot" - are single-family homes in the Santa Clarita Valley priced between 450 and 650k. Some of the home sellers which had their homes on the market to be sold are doubting selling at this particular time due to their own financial issues that the "essential versus non-essential" rules have created. As always on our Santa Clarita Blog, I will keep you posted as to any and all new events in Santa Clarita real estate news. That's what my fellow agents are saying. They are selling homes without the home buyers actually viewing the home in person until the closing.First, I will tell you that the typical lending loan time frame for an origination loan is 30-45-60 days. Depending on the loan type and the lender.Second, if the agents are saying that they are selling homes, which they are, during the pandemic, they are a bit too early to have a closing with only 27 days in from the start of the quarantine. So, if they are going to lie to make themselves feel better - they need to wait several more days to have it more believable. You know as well as I do, they are not being honest. They are scared.Music Attribution: BenSound.comMost real estate agents whose bills depend on selling homes and real estate are scared. I don't care if you are the number one real estate agent in the world or the agent who closes only a few transactions a year, both probably spend a lot of what they make and one of those agents has more monthly expense than

Of course, it had to be asked.I remember when Amazon just sold books. Now I can use my Amazon prime membership when I'm at Whole Foods buying my kids favorite roll - Fugawkai roll - or something like that.I remember when Zillow only sold leads back to listing agents and other agents who wanted to pay for leads. Those agents, who in some cases pay thousands of dollars a month, could partner with a real estate lender to "co advertise" this would make the cost to the agent lower. Then this would add the lender to the agent's "approved vendors" page. Now Zillow is going to be doing home loans.I'm sure Zillow is on track to take over sites like Angie's List, Home Advisor, and Thumbtack.Maybe Yelp is in their sights?  They already have agent reviews, the change would be super simple.I don't know - I'm merely thinking things out a bit farther than most of us consider doing. But Hey - I'm sure Zillow can use someone like me, If only for my good looks and acting ability. Q1 - The coronavirus, COVID19, started to become a much talked about situation - then in March 2020, the last month in q1 a pandemic was called.During Q4 of 2019 was when the first case in China, so they tell us, was discovered - real estate was already slowed down for the holidays. Real Estate inventory had not gotten back to a state of equilibrium. The market had been and continues to be a seller's market. That is due to the very limited inventory that is currently on the market for sale. Also, another issue that has created a real estate market where the seller's that were going to sell are holding off selling is the -refinance market that we have seen come at us twice, once in 2019 and now in 2020.The Fed dropped interest rates to zero, was the announcement that I heard over the news on Sunday, March 15, 2020. Paris' facebook went off of the hook with people sending her DM's and asking who she knows in the refinance business. The future of real estate is going to be stagnant for a few months while the corona

It's too early to model with any accuracy exactly how the coronavirus is going to play out.Coronavirus Covid-19 on YouTubeIn regard to the real estate communities in the Santa Clarita Valley and in the greater Los Angeles areas, we are seeling that the pre-pandemic announcement of the coronavirus had a massive impact on the stock market. We then saw as the bond market was empowered because of the investor reinvestment from the stock market into the bond market - causing a relaxing in interest rates - then - Lions Tigers and Bears oh My! Enter another re-finance market. If you ask any Santa Clarita lender how's business, it's booming for them because of all of the refinancing that is going on.In the future, we will see real estate continue. If you are a home buyer that is interested in buying a home in the Santa Clarita Valley, you may be a bit miffed because you are not able to find the home you are interested in buying. This is because the housing market is at ultra-low levels of homes that are for sale. That is a direct result in the hit the stock market has been taking since the advent of the Corona Virus. In fact, when the stock market experiences pain, typically the bond market becomes more robust and interest rates go down. When interest rates go down, people want to refinance their mortgages. Which is happening hand over fist today. This occurrence is putting the real estate sellers on hold who wanted to sell their homes. For the most part, the refinance market in the Santa Clarita Valley is booming, but as far as the re-sale market, that is holding steady at super-low levels of inventory.I'm Connor and I am glad to be of service to you and yours.
